- Vapor Barrier — 10 mil WhiteA white 10 mil vapor barrier is installed over the crawlspace floor (2,052 sq ft), lapped and sealed at the seams and the perimeter, secured on center.
- Structural Support10 power post jacks (concrete piers with adjustable metal jacks) are set on poured concrete footings, and 50 linear ft of support beam is installed in multiple runs under the living room / kitchen floor and the rear-left bedroom-storage room, where the joists are over-spanned and the floor has carried a heavier load than it was built for over many years. This work stabilizes the floor structure — the floors are not being brought to level, and the load carried in the rear-left bedroom is the reason the support is being added.
- Crawlspace DoorOne new crawlspace access door is installed at the entrance (32 in. × 16 in. opening). The existing door is being held in place by bricks.
Scope: full clean-out of the 2,052 sq ft crawlspace with debris haul-off; install a white 10 mil vapor barrier over the crawlspace floor, lapped and sealed; install 10 power post jacks on concrete footings and 50 linear ft of support beam in multiple runs under the living room / kitchen floor and the rear-left bedroom-storage room where the joists are over-spanned; install one new crawlspace access door at the entrance.
Notes: the structural work stabilizes the existing floor structure — the floors are not being brought to level. The support is added because of the load carried on the rear-left bedroom floor. Jobsite is left clean and debris is hauled off. Contractor is not responsible for damage caused inside the home while repairing the foundation.
Warranty: 12 months workmanship on the work performed.
Not included: insulation; moisture and mold treatment; new crawlspace vents (the existing vents stay as they are); bringing the floors to level; anything not listed in the scope above.
